Preventative maintenance is perhaps the best way to get the most out of any mechanical system. We offer many types of maintenance agreements that cater to your specific needs. If you own a business or home you can rest assured that we can provide you with the peace of mind that your air conditioning and/or heating system will be working properly. We design our maintenance agreements so that your entire system meets the manufacturers' requirements for extended warranty. Your maintenance agreement will also ensure a proper functioning system year round. With the purchase of a maintenance agreement you receive priority over all other service calls should you encounter a problem with your system.

All of our plans can be adjusted for your needs, but our basic plans are as follows. We provide two scheduled visits per year. The visit will always be in the spring and the fall, right before the extremes of the winter and summer seasons. Each visit will include the following tune-up:

Fall Tune-Up for Heating (Sep-Dec)

(for heat pumps see spring tune-up)

  • Change oil filters (oil only)
  • Change air filters (furnace only)
  • Change Nozzle (oil only)
  • Check quality of electrodes
  • Check oil flow
  • Check gas valve operation
  • Clean cad cell
  • Bleeding of zones where necessary
  • Check operation of expansion tank
  • Vacuum and brush inside of unit (very important)
  • Clean lower portion of chimney
  • Check quality of chimney liner
  • Check Thermostat Calibration
  • Change screens
  • Clean air vents
  • Test safety controls
  • Ensure proper startup of all systems
Spring Tune-Up for Air Conditioning (Jan-May)
  • Check thermostat battery and calibration
  • Inspection of all switches, relays, contactors, transformers and motherboards
  • Condenser coil cleaning, if needed (hose cleaning is included, but acid cleaning is additional)
  • Clearance of condensate drain line
  • Change filters
  • Check temperature split (return air - supply air)
  • Check all duct connections for splits, lack of insulation or loose connections
  • Check for proper air flow on both return and supply side
  • Check compressor amperage draw
  • Check all capacitors for proper operation
  • Check refrigerant levels
  • Ensure proper superheat and sub cooling
  • Check thermal expansion valve for proper operation
  • Inspection of the copper line set to ensure it is properly insulated and free from vibration
  • Check safety controls (high pressure, low pressure)
  • Ensure proper startup

Benefits of a Maintenance Agreement:

  • Two free visits per year
  • Having a qualified service technician checking your system twice year can prevent any major issues from suddenly appearing. If any issue such a faulty contactor or low refrigerant is found we can immediately fix it before that happens in the middle of summer.
  • The maintenance agreement will ensure priority response within 24hrs to additional service calls should the need arise.
  • A 10% discount will be applied to all parts during the agreement period. This includes the addition of refrigerant.
  • Standard, disposable filters and CO2 charges to clear the condensate drain line will be provided.
